An FHA appraisal has two primary purposes: providing a value for your home and doing some basic safety inspections and operation of systems.

People can be confused is with an appraisal and an inspection. A home appraisal involves putting a value on a property and a basic safety inspection.  A home inspection is a thorough examination of a property you’re looking at purchasing to identify any potential issues so that you’ll know its condition. You can get specialized inspections for things like septic systems and specific mechanical systems.

FHA loans are insured by the Federal Housing Administration, a federal agency within the U.S. Department of Housing and Urban Development (HUD). The Federal Housing Authority does not loan money to borrowers, it provides lenders protection through mortgage insurance premium (MIP) in case the borrower defaults on their loan obligations. Available to all home buyers, FHA loan programs can help borrowers who do not meet the requirements for conventional loans. The FHA is different from the VA appraiser panel in that the lender can choose the Appraiser.

FHA loan programs are extremely beneficial to those buyers with less cash for a down payment. The rates on FHA loans are close to market rates, but the down payment requirements can be considerably lower than for conventional loans.
